How much down payment do I need in the UAE?
Under UAE Central Bank limits, for a first ready home up to AED 5M expats typically pay at least 20% down (UAE nationals 15%); above AED 5M, and for second properties, the minimum is higher. Off-plan usually needs around 50%.
What is the maximum mortgage term?
Mortgage terms run up to 25 years, subject to a maximum age at the final instalment (often around 65 to 70, depending on the bank and whether you are salaried or self-employed).
How much can I borrow?
Affordability is governed by the debt-burden ratio: total monthly debt repayments (including the new mortgage) generally cannot exceed 50% of your monthly income under Central Bank rules.
How are mortgage rates set?
Most UAE mortgages offer a fixed introductory period (e.g. 1 to 5 years) and then move to a variable rate linked to EIBOR plus a bank margin. Rates and fees vary by lender.
What fees come with a mortgage?
Expect a bank arrangement fee (around 1% of the loan), a property valuation fee, and mortgage registration with the Abu Dhabi authorities. Your consultant or bank can itemise these for your case.
